Four terms, and what your money actually does in each
Short terms are funded by trading timber that turns over in weeks. Longer terms fund land and machinery. The mechanics are the same ones our own operations run on.
-
21 days
Buying already-felled timber and branches from roadside stacks, from companies and private owners. Bought and resold for a commission.
-
30 days
Buying harvesting rights. Within the month: harvest, chip the timber and branches, and sell to buyers in the port cities of Rīga and Skulte.
-
180 days
Buying farmland and forest land, plus heavy machinery. Clearing overgrown farmland, removing stumps, preparing the land for sale.
-
365 days
The full cycle on land and machinery: acquisition, development and sale to Altum-backed Latvian agricultural businesses or Nordic institutional land investors.
Investing carries risk. You can lose your capital. Returns are not guaranteed.
Six lines of business behind the plans
We buy, manage and sell real forestry assets in Latvia. Each line feeds the others.
-
01
Forest Asset Acquisition
Buying forest land from private owners, companies and auctions, then developing and preparing it for investment projects.
-
02
Agricultural Land Investments
Acquiring and developing farmland in Latvia — clearing overgrown parcels, removing stumps and consolidating neighbouring plots into larger blocks.
-
03
Timber Trading & Forest Harvest Rights
Purchasing timber and harvesting rights, organising the harvest and supplying timber to partners. This is the fastest-turning part of the business.
-
04
Forest Management
Individual forest management plans, harvesting, replanting and long-term care of the stands we own.
-
05
Forestry Operations & Logistics
Felling, timber haulage and support across the whole value chain, with our own machinery and vetted local contractors.
-
06
Sustainable Energy Solutions
Renewable heating fuel — woodchip, pellets and briquettes — from local forestry residue, supplying Latvia’s energy transition.
Three steps
-
Step 1
Register and verify
Create an account and complete KYC. Verification is usually approved within one business day.
-
Step 2
Deposit and choose a project
Fund your account and pick a term. Every project is underwritten at parcel level before it is offered.
-
Step 3
Invest and monitor
Follow the project through acquisition, harvesting and sale from your account.
Six reasons this is different from a fund
-
Tangible assets
Forest and farmland registered in the Latvian Land Register under SIA Silvaland’s name.
-
Entry from €100
The minimum is low because the underlying trades are small and frequent, not because the product is retail-packaged.
-
Professional management
Our own harvesting, logistics and forest management teams, not outsourced asset selection.
-
Transparent structure
Ownership is a matter of public record. Registry numbers and the registry link are on every page.
-
Data-driven selection
Pricing against live cenu.banka.lv and the Latio Rural Property Market Index, cross-checked with Land Register transaction history.
-
Long-term value
Latvia is the cheapest forestry market in the Baltic region, and institutional buyers are active in it.
What actually backs your investment
Registered ownership
Land is bought in the name of SIA Silvaland and ownership is registered in Zemesgrāmata, Latvia’s public Land Register. The company registration is publicly verifiable under number 40203722028.
Independent valuation
Every parcel is reviewed against an independent, audited valuation before purchase. Each parcel gets its own business plan — target buyer, target price, expected holding period and costs — before we commit. Deals that do not clear the threshold are not done.
Liquidity discipline
Around 80% of invested capital sits in liquid, income-generating forestry assets — harvesting rights and timber resale that turn over in weeks rather than years. That is what funds the short terms.
What this is not
Investors participate through a private agreement with SIA Silvaland. You are not registered as an owner of the land yourself, and it is important to us that this is clear rather than implied. Silvaland acquires, owns and manages forestry assets on its own behalf. This is not a crowdfunding service, investment brokerage or financial advisory service.

The questions worth asking first
What are the main risks?
Land and timber prices fluctuate. Regulation and zoning can change. Weather and forest health affect yield. Development and permitting can be delayed. And real assets are illiquid in general — that is the nature of the underlying, not a flaw in the structure. You can lose your capital.
Am I the owner of the land?
No. Land is owned by SIA Silvaland and registered in the company’s name in the Latvian Land Register. Investors participate through a private agreement with the company. It is important to us that this is stated clearly rather than implied.
Are you licensed?
No. Silvaland does not hold an investment services licence. We intend to begin the MiFID II licensing process in October 2026. Until then, Silvaland acquires and manages assets on its own behalf, and participation is by private agreement — this is not a crowdfunding service, investment brokerage or financial advisory service.
How do you make money?
By harvesting and selling timber, by trading timber and harvesting rights for a margin, by turning overgrown farmland into development-ready land and reselling it, and by the appreciation of the land we hold. We invest our own capital alongside investor capital.
How fast can I withdraw?
Withdrawal requests are usually processed within one business day once a term has completed. Capital committed to a term is not available before that term ends.
