Returns are generated primarily through land value appreciation from development activities, timber harvesting and sale, and the eventual bulk resale of improved land parcels at a higher value than the acquisition and development cost.

We focus on forest land and agricultural land, acquired from private individuals, companies, and public or private auctions, primarily within regions where we have local market expertise and operational infrastructure.

Investment opportunities are currently offered to selected partners under private agreements, following internal review procedures. SILVALAND does not operate as a public crowdfunding platform, investment broker, or financial advisory service.

Minimum investment thresholds vary depending on the specific project or land parcel. Prospective investors should contact our team directly to discuss current opportunities and applicable minimums. But mostly investors can invest from 100 euros.

Timelines depend on the development stage of the land at acquisition and the strategy for that specific parcel, but forestry and land development investments are generally medium- to long-term, often spanning up to 1 year.

Key risks include fluctuations in land and timber market prices, regulatory or zoning changes, environmental factors such as weather and forest health, delays in development or permitting, and general illiquidity common to real asset investments.

Valuations are based on independent market assessments, comparable sales data, timber volume and quality assessments, and the specific development or improvement plan applied to each parcel.

SILVALAND acquires, owns, and manages forestry assets and related projects directly. Any cooperation or participation in projects is conducted directly with SIA SILVALAND under private agreements.

Depending on the project strategy, timber may be harvested and sold as part of generating returns, or retained to support the land's long-term development and resale value.

We source opportunities through direct purchases from private individuals and companies, as well as through participation in public and private auctions.

Mostly Yes, Investment structures and any associated security arrangements are defined in the private agreement for each specific project. Prospective investors should review the terms of their individual agreement and seek independent advice.
