Platform is financing by retail investors
Through silvaland.eu, retail investors can access professionally managed forest and agricultural land
projects starting from €100, with a target return of up to 15%. Each investment is backed by a real,
registered land asset, not a synthetic or unsecured instrument — giving smaller investors access to an
asset class that has historically required institutional-scale capital.
A blended capital stack:
 Retail investor capital, crowd-funded capital raised on the Silvaland platform, used primarily for acquisition and development of individual parcels.
Bank financing:
Secured credit lines from Latvian and Baltic banks, used to leverage equity capital
on lower-risk, income-generating assets such as forest land with confirmed felling rights.
Institutional finance:
co-investment and debt facilities from finance institutions and forestry focused funds, used for larger acquisitions where scale improves pricing.
Why we blend funding sources:
No single source of capital is optimal for every stage of a deal.
Retail platform capital is flexible and fast to deploy but has a return expectation; bank debt is cheaper but requires collateral and covenants; institutional co-investment can fund larger transactions but takes longer to arrange.
By combining all three and matching each to the right asset, Silvaland aims to keep its overall, blended
cost of capital as low as achievable — which directly supports the returns passed through to retail
investors, rather than being absorbed by financing costs.
Security behind every investment:
Registered ownership.
SIA SILVALAND purchases land in its own name and registers ownership in
Zemesgramata.lv, the Latvian government’s official land register — a publicly verifiable record of
title.
Asset-backed liquidity:
AApproximately 80% of invested capital sits in liquid, income-generating
forestry assets — harvesting rights and timber resale — rather than long-duration, illiquid
development projects.
Independent price benchmarking. acquisition and disposal pricing is checked continuously
against cenubanka.lv and the Latio market index, rather than relying on static, point-in-time valuations.
